Brothers Company has 50 years of experience developing real estate in the Southeast to meet the specific goals of our clients. Our expertise includes acquiring and repositioning existing centers, ground up development, and build to suits. We currently own, lease and manage land and retail centers in Georgia, Alabama, Florida and South Carolina for our own account. We specialize in tertiary and smaller markets and understand the unique challenges with transactions in small communities.

Site Location Services
We locate sites to meet the specific requirements of our clients.
Site acquisition is always a difficult assignment and requires a deep understanding of development, zoning, land use, land valuation, and real estate fundamentals. To most sellers, land is personal and negotiations require a deft touch and an ability to relate to sellers in an agreeable manner. Site acquisition often requires one or more assemblages which complicates the matter. Because we buy and develop property for our own account, we are especially suited to complete transactions that meet the specific needs of our clients.
We have searched for sites in many parts of Georgia, Tennessee, Alabama and the Florida pan handle and have extensive knowledge of specific sites across the region. Our assignments have included sites for medical office, multi-family residential, industrial parks, retail centers, single tenant retail, hotels, and business parks. We are fortunate to have current assignments from many of the region’s top developers for sites of these types.

Value Add Retail
Over the past 25 years, we have owned a dozen shopping centers in tertiary markets across Georgia and Alabama. We understand this “value-add” model and the issues and pitfalls of the property type and know how to structure profitable deals within this niche. The discount arena has a distinct set of tenants and we have established relationships with most of them.
Our lenders are comfortable with high leverage because we acquire at such low prices, usually fund renovation and tenant build out out-of-pocket, and personally guarantee joint & several with our substantial personal financial statements. We often apply surplus cash flow (after scheduled debt service & operating expenses) to pay down debt as a priority as opposed to distributing surplus cash flow to the partners. This strategy has enabled us to leverage our equity with minimal risk.
Land Asset Management and Marketing
The effective asset management of large land tracts is a long-term game that requires expertise in political persuasion, economics, strategic budgeting and finance more than simple engineering and marketing expertise.
Current land use laws impose an inordinate level of restraint upon traditional property ownership rights and are an increasingly important factor in the subdivision and sale of large land tracts which is no longer a simple market place function.
Reality is often an amorphous concept in this arena, and the asset manager must control perception over time to maximize value. But, the effective management of perception is a strong tool that can be used to the property owner's advantage if wielded with skill.
We have managed ten large tracts over the past 20 years in
the Atlanta area including our current engagement with the 700 acre ARC tract in Fayetteville, Georgia which is the new home of Pinewoods Studios (now Trilith Studios), the worlds leading movie production company.

Biography
Bill Mixon is an experienced contractor and developer of office, industrial, retail, and land projects and has worked with clients including Coca Cola Fountain, Federal Bureau of Investigations, General Services Administration, Center for Disease Control and Prevention, Wachovia Bank, and Expeditors International. He has 10 million square feet of development to his credit and 8 business parks in the Atlanta Area. He graduated from Auburn University with a BS and later from Georgia State University with an MBA.
Bill is a master falconer and Habitat carpenter. He is an Eagle Scout. (seen right in photo)
Charles Mixon , CCIM, has developed or acquired over 1,500,000 square feet of retail and commercial projects and dozens of residential projects for his own account. He has brokered over $150,000,000 in sales and lease transactions. Clients include Kroger, Fed Ex, Harley Davidson, ADP Security, Cracker Barrel, Walgreens, The Yellow Pages, Walmart, Freds, Dollar General, Family Dollar, etc. He graduated from Ga State University with a BBA and masters studies in Real Estate, and holds the CCIM professional designation.
Charles is an avid outdoorsman, hunter and adventurer. He is an Eagle Scout, a lifetime Boy Scout Leader and holds the prestigious Silver Beaver Award. (seen left in photo)
